Back to Kafria's post about not having been able to get into the Silmarillion or unfinished tales: You need to go a little more backwards with the familiar stuff. The older writings that did not impinge so much on LOTR are at the front of both books, so flip back to more familiar stuff.
start UT with Gandalf's recount of the quest for Erebor, then follow it by the hunt for the ring, disaster at the gladden fields, etc. You will soon enough be hooked.
For the Silmarillion others have suggested starting with Westernesse, the rings of power, etc. Agreed. Then I'd suggest going to the Lay of Beren and Luthian, with one of the most poignant opening sentences in all Tolkien. This is probably the most readable of the older material.

With UT as well there is often one full version of a tale then several other versions in various states of completeness. Id recommend reading just the main version of each first time out- you can come back and read the alternatives and all the notes afterwards.

Just checked mine- its got at the start the foreword. concerning hobbits. Concerning pipe-weed. Of the Ordering of the shire. Of the finding of the Ring. Note on the shire records.
And at the end its got
Annals of the kings and rulers. Numenor. Eriador, Arnor. Gondor and the heirs. Aragorn and arwens, the house of eorl. durins folk.

History of the Hobbit came out a few years ago and is indeed excellent. If you're interested in Hobbit-scholarship then it's up there in the must-have category along with The Annotated Hobbit. This new one - Exploring J. R. R. Tolkien's The Hobbit - sounds like it has a lot of potential too, though I do wonder if it's going to be retreading old ground compared with the older works.
